The chimney crown is the concrete or mortar slab that seals the top of your chimney around the flue tiles. Over time, thermal expansion, freeze-thaw cycles, and UV exposure cause cracks that allow water infiltration. Untreated crown damage leads to spalling bricks, rusted dampers, and liner deterioration. Minor surface cracks can be sealed with a flexible, waterproof crown coat. Crowns with deep structural cracks, missing sections, or improper slope require full removal and rebuilding. Our masons pour new crowns with a proper overhang and drip edge to shed water away from the chimney stack.

How Crown Damage Progresses

A single hairline crack in a chimney crown allows rain water to enter. During cold nights, that water expands as it approaches freezing temperatures, widening the crack. The next rain brings more water deeper into the structure. Within a few seasons, the crack becomes a gap, then a chunk breaks away, and water reaches the brick and mortar below. The result is spalling bricks, efflorescence, and interior water stains. Repairing a crown early is far less expensive than rebuilding the chimney it was supposed to protect.

Materials and Techniques

For crown coating repairs, we use CrownSeal or equivalent elastomeric sealant that stays flexible through thermal cycling. For full crown rebuilds, we form and pour fiber-reinforced concrete with a minimum two-inch overhang beyond the chimney face and a sloped surface that directs water to the drip edge. Crowns are cured under protective cover for 48 hours before cap reinstallation.
